Understanding Your Home’s Worth

Have you ever wondered what your home is worth? Nearly all homeowners know what they paid for their home, but this does not always translate to the amount it will cost to rebuild the home.  The cost to rebuild is the true value of your home and will guide you when obtaining the proper coverage for your home.

What is the difference between Market Value and Replacement Costs?

Estimating the market value of your home is necessary for financing, investment purposes, and sales listing.  Many homeowners keep track of changes in the market value of their home whether they are selling or staying. Often times, homeowners will hire a professional appraiser, or do their own research online.

There are several benefits to knowing the value of your home such as, when you are considering refinancing, making home improvements, renting, or selling your home.

Understanding the cost of rebuilding your home is completely different.  The market value of a home is dictated by completely different variables than the ones dictating the cost to rebuild your home.  These factors also influence your homeowners insurance coverage and premium.

Replacement costs are based on the material and labor costs associated with rebuilding or replacing your property. When insuring your home, your dwelling coverage should equal the cost of replacing your home in the event of a total loss, at today’s labor and construction prices. Speak with your Edison Insurance agent if you have questions about your insurance limits. Remember, when making coverage decisions, you should consider selecting coverages which will provide you enough protection to rebuild your home at today's cost.

Super Bowl Sunday Grilling Safety

Super Bowl 52 will be held on Sunday, February 4, 2018. Behind Thanksgiving Day, Super Bowl Sunday is the largest food consumption event in the United States, and nearly 45 million Americans host Super Bowl parties each year. If you are grilling some delicious food for your Super Bowl guests, you may want to consider these safety tips:

  • Examine your grill before cooking. Check your hoses for cracks and holes, and look for blockages caused by food or insects.

  • Grilling should always be done outdoors. Grilling indoors can significantly increase the chances of a fire and smoke inhalation.

  • Cook food at safe temperatures, and handle food safely to avoid cross-contamination.

  • Never leave a lit grill unattended, and keep a fire extinguisher nearby in case of a fire.

  • Keep children and pets away from the grill to avoid burns and other injuries.

We hope you take these grilling tips into consideration to ensure a fun and safe Super Bowl Sunday. Enjoy the game!

5 Easy Home Improvement Projects

Giving your home a little extra TLC can go a long way in keeping you and your family safe, saving a little money, and increasing your home’s value. Check out these simple projects you can do to show your home some love:

Power Wash

Your deck and driveway can become stained by mildew, wet leaves, and automotive leaks. Give those areas a thorough power wash for a renewed look.

Get your ducts in a row

If your dryer is not as efficient as it used to me, lint could be the culprit. Lint buildup in your ducts also increases your risk of a fire. Clean your ducts by moving your dryer away from the wall, unplugging the dryer, disconnecting the ductwork and vacuuming out the duct. Should you not feel confident performing this task, call a professional.

Switch to a Programmable Thermostat

If your house still has an old dial thermostat, you may want to consider switching to a programmable one. Programmable thermostats allow you to vary the temperature in your home accurately and may save you some money on your energy bill. Click here for installation instructions.

Change your faucets

Is it time to update your old, leaky faucet? Grab a wrench, turn off your water supply, and install a more efficient faucet. By changing your faucet, you may save some money on your water bill.

Clean the Carpets

If you have carpeted areas in your home, they can become victim to spills, and accidents. Ideally, you should have your carpet professionally cleaned yearly. However, if you are looking to save some money, rent a home carpet cleaning machine from a participating store and bring your carpets back to life.

We hope you take these tips into consideration and show your house a little love.
